Coast hub on final approach

PLANS for two major developments that will transform Yanchep-Two Rocks from a quiet seaside community into a major new city and tourist destination are a step closer to being finalised.

Wanneroo councillors are expected to vote tonight to send the Capricorn coastal node centre structure plan and the Yanchep city local structure plan to the WA Planning Commission for approval.

Both plans, which are part of an over-arching WAPC-approved Yanchep-Two Rocks District Structure Plan, have been through extensive community consultation processes.

Recommended changes to both local structure plans have been based on public comments.

The Yanchep city plan, which covers about 612ha of land between Yanchep Beach Road, the Mitchell Freeway Reserve and Marmion Avenue extension, includes high-rise buildings, a train station, public high school, Tafe college and up to 8500 houses, based around a city centre core.

The city centre core will be the subject of a separate, more detailed structure plan.

Issues raised during the consultation period included current lack of transport and infrastructure, employment and retail provision and the need for a local water management strategy.

The separate Capricorn coastal node plan provides a flexible planning framework for the foreshore area off Two Rocks Road, adjacent to the current Club Capricorn site.

This area will contain a mix of tourist-style businesses based around streets, squares and parks, along with permanent and holiday accommodation.

The intention is to create a thriving tourism and recreational activity hub.

One concern associated with the coastal node plan is the proposed retail floor space, now expected to be increased from initial plans to allow for a better range of tourism-based business, which in turn could boost the local economy.

The plan also includes provision for a new Yanchep Surf Life Saving Club building.

The Yanchep Two Rocks DSP, which was endorsed by the council and the WAPC last June, targets an employment self-sufficiency rate of 75 per cent for the district as a whole.

I like the sound of Yanchep developing into a new city. Although i think its best if we start with the basics that are needed before we get carried away about something that we may never see for some time. Unless the State and Local governments can help fund and support extensive ideas.
